Job Title: Project Manager - High-Rise Student Accommodation

Location: Manchester, UK

About the Project

Our client, a well known and established building contractor, are seeking a skilled and proactive Project Manager / Snr Project Manager to lead the delivery of a major high-rise student accommodation development in the heart of Manchester. This flagship project will deliver 38 storeys and over 1000 student beds and includes complex structural, logistical and stakeholder coordination requirements.

You will join a forward-thinking, dynamic team with a strong track record in urban regeneration and high-density residential schemes.

Key Responsibilities

• Lead the end-to-end project management lifecycle, from pre-construction to handover.
• Act as the primary point of contact between clients, consultants, contractors and local stakeholders.
• Oversee programme development, risk management and cost control.
• Ensure works are delivered in line with planning, building regulations, CDM and sustainability targets.
• Monitor construction progress, health & safety performance, and quality compliance.
• Manage procurement processes and contract administration (e.g. JCT, NEC).
• Regularly report on milestones, financial forecasts and performance indicators.

Candidate Requirements

Essential:

• Proven experience delivering high-rise or large-scale residential construction projects (£30m+).
• Strong understanding of building regulations, BREEAM, CDM, and fire safety in high-rise buildings.
• Excellent leadership, negotiation and communication skills.
• Track record of managing multi-disciplinary teams and complex urban logistics.

Desirable:

• Experience specifically in student accommodation, BTR, or PBSA sectors.
• Relevant professional qualifications (e.g. RICS, MCIOB, APM).
• Familiarity with BIM, 4D planning or modern construction technologies.
• Degree-qualified in Construction Management, Engineering or related discipline.
